You own the land and have a building plan, but the lot is still brush and trees. Site preparation is the work that gets it ready for the builder. Phillips Land Services clears the building footprint and grades it into a level pad. We do site prep for homes, barns, shops, sheds and pools around Pleasant View.
A building site often starts as woods or a field gone to brush. Our compact track loader runs a forestry mulcher head for the brush and a bucket for the dirt. It is the same machine behind our forestry mulching on wooded acreage. When the pad is ready, your builder takes it from there.
Tell us about the brush, field, yard or driveway and where it is. We look at the job and put the quote in writing.
Your builder or surveyor marks where the house or barn will sit. We clear that footprint plus room around it for the build. Site prep is land clearing with a building plan behind it.
The forestry mulcher head grinds brush and trees up to about 6 to 7 inches across where they stand. Bigger trees are work for a tree service, so they come down before we start. Pleasant View's development rules ask that clearing be kept to a minimum and existing trees and plants saved where possible.
A build also needs a way in for trucks. We cut in the access so deliveries can reach the pad. Later, that lane can become a finished gravel driveway.
A building pad needs firm ground and a way for rain to run off. For a slab floor, the 2018 International Residential Code requires removing vegetation and topsoil inside the foundation walls. Pleasant View has adopted that code, and its development rules keep the topsoil on the lot to spread back later. So we scrape the mulch and topsoil off the pad area and set the topsoil aside.
Much of the ground around Pleasant View is cherty silt loam over a clay subsoil, per the federal soil survey. On some flatter ground, a hardpan 1 to 3 feet down holds water in winter and spring. We shape the rough grade to carry rain off the pad and away from it. The finished yard comes later with our land grading work.
Some plans set a slab on fill dirt. Pleasant View's building permit form says earth fill under a slab needs a compaction test. That engineered pad is a step for your builder or engineer to handle. We can still clear the lot and cut in the access first.
Inside town limits, the Pleasant View Buildings and Codes office issues building permits. Its form asks if the lot uses septic, and septic needs state approval and a permit. On a lot sloped 15 percent or more, the planning commission approves a site plan before any building permit.
Out in unincorporated Cheatham County, the county codes office in Ashland City issues permits. Its permit steps say a building permit waits on a driveway permit from the county highway department. The county also requires a grading permit when new grades change how water flows onto or off another person's land. The septic permit from TDEC, the state environment department, comes before the building permit as well.
Statewide, clearing and grading an acre or more needs coverage under TDEC's construction stormwater permit. Ask TDEC early if your job reaches that size. Other towns set their own rules, and Kingston Springs names site preparation that needs grading as permit work. In Davidson County, Metro Water Services issues grading permits.
