Land clearing in Ashland City usually means steep, wooded ground. The town sits in the Cumberland River bottoms, and its neighborhoods climb the hills north of the floodplain. Federal soil maps put about half the land in and around town on 20 to 60 percent slopes. Those hillsides carry oak, hickory, hackberry and red cedar, and an idle lot fills in with briars and saplings.

Ashland City sits in a bottomland on the northeast bank of the Cumberland River. Marks Creek meets the river less than a mile from downtown. The Harpeth River joins the Cumberland about 5 miles west of town. Cheatham Lake, a 7,450-acre Corps of Engineers reservoir, runs from Nashville past town to Cheatham Lock and Dam.
On the soil survey, the steep ground around town is a Hawthorne-Sulphura association. Hawthorne soils formed over cherty limestone and siltstone on highly dissected hillsides. The series notes rate their runoff medium to high. Down by the river and the creeks, the survey maps soils that flood now and then.
That mix shapes the work here. On a hillside lot, the mulcher head grinds brush where it stands, and the mulch stays on the ground. For a yard or a creek bank, brush clearing takes out briars, honeysuckle, privet and vines. Bottom ground clears best in a dry spell, when the soil is firm.
Ashland City became the seat of the new Cheatham County in 1856, and its brick courthouse dates to 1869. The town grew from 4,541 people in 2010 to 5,193 in 2020, by the Census count. Census survey estimates say more than half its homes were built in 2000 or later. About one home in three went up in 2010 or later.
The 37015 ZIP code reaches well past the town limits. The 2020 Census counted 18,761 people in that ZIP code area but only 5,193 inside the town. So most people with an Ashland City ZIP code live outside the town limits. Out there, the county's largest farm incomes come from tobacco and beef cattle, per the Tennessee Encyclopedia.
On a wooded lot, site prep for a new home starts with the footprint and the access up the slope. On pasture that grew up in brush, forestry mulching opens the fence lines and the field again. The mulcher handles brush and trees up to about 7 inches, and larger trees go to a tree service.
Inside the town limits, the town's Building and Codes Department is the office to ask. The town code sets small-job limits, such as 100 cubic yards of material, and bigger jobs need a grading permit. Its residential page says to call about grading or filling in a floodplain or on more than an acre. The grading permit form asks who is responsible for erosion control and how much ground gets disturbed.
The town's driveway rules call for a driveway permit before any building permit. A home driveway off a paved road must be paved for its first 15 feet, at least 12 feet wide. The rules allow no driveway slope steeper than 20 percent, which matters on these hills. The paved apron is another trade's job, and our gravel driveway cut-ins take the drive from there to the house.
Outside the town limits, in the unincorporated county, the county's Department of Codes, Building Safety, and Land Use handles permits. Its grading permit applies when fill or a cut changes how water flows onto or off another owner's land. Fill trucked over county roads needs a county permit once one site takes more than 10 loads in 180 days. Anywhere in Tennessee, a construction site that disturbs an acre or more needs a TDEC stormwater permit.
FEMA's flood maps put about 30 percent of the town in the 100-year floodplain. The town's grading code bars development in a designated floodplain, apart from accepted farm practices. Outside town, the county's grading form sends flood hazard lots to a separate flood hazard development application.
Marks Creek and Sycamore Creek both run down to the Cumberland near town. On a creek bank, brush clearing cuts the brush and leaves the roots in the ground. Reshaping the bank itself or filling a wetland needs the state's stream permit from TDEC first.
At Cheatham Lock and Dam, downriver from town, NOAA's normals make May the wettest month at about 5.6 inches. August is the driest at about 3.3 inches, and late summer into fall is the firmest time for low ground. The median last spring freeze there is April 9, and the first fall freeze is November 1. That leaves about 206 days between freezes for brush to grow back.
