Kingston Springs sits on the bluffs of the Harpeth River, about 20 miles west of downtown Nashville on I-40. Much of the town is steep, wooded hillside. USDA soil survey maps put about a third of the land in town on slopes of 20 to 60 percent. When brush and saplings close in on a lot like that, land clearing in Kingston Springs starts with the slope.
Kingston Springs is part of our service area, at its south end with Pegram next door. Phillips Land Services handles land clearing across the Pleasant View area with a compact track loader. Our main work is forestry mulching, which grinds brush and trees up to about 7 inches where they stand. Call or text (931) 265-1151, and we look at the job and put the quote in writing.

Hawthorne soils cover more ground in town than any other, per the USDA soil survey. They lie on cut-up hillsides and ridgetops and formed from weathered siltstone and cherty limestone. Below the topsoil they run 35 to 60 percent rock fragments, with soft bedrock 20 to 40 inches down. The survey lists most Hawthorne land as woodland of oak, hickory, hackberry and eastern red cedar.
The survey rates runoff on these soils medium to high. NOAA's Kingston Springs station averages about 50 inches of rain a year. The mulcher head grinds brush and saplings where they stand, and the roots stay in the soil. The mulch lies on top as cover, which helps hold the soil on ground that sheds water fast.
The Harpeth River runs below the town's bluffs, and the gauge near Kingston Springs hits flood stage at 20 feet. On May 2, 2010, it read 46 feet, the highest in USGS records back to 1926. It topped 35 feet again in March 2021. About one acre in ten inside the town limits maps as flood plain soil.
Kingston Springs restricts all building within the 100-year flood plain. Outside the town limits, Cheatham County's grading permit form has a flood question. If any of the parcel lies in a flood hazard area, a flood hazard development application comes first. Check FEMA's flood map before you plan site preparation for a house pad or a barn.
Inside the town limits, usually yes. The town's Building and Codes department lists driveways and grading among the projects that need a permit. The town's stormwater rules also cover work that disturbs the natural ground cover. Some small jobs are exempt, and the codes office answers which side of that line yours is on.
Planning a gravel driveway cut-in off a town street? If it needs a culvert, town code calls for at least an 18-inch pipe. The code also makes it unlawful to block a drainage ditch in the public right-of-way. Tearing down or moving a structure, a shed included, needs a permit as well.
If work starts before the permit, the town code doubles the fee, and the inspector can stop the job. In Cheatham County outside the town limits, grading permits come from the county's Building and Codes office. The county highway superintendent approves the job first. Tennessee's one-call law requires whoever grades or digs to notify Tennessee 811 at least three working days ahead.
Kingston Springs was incorporated in 1965 with 290 people, and the 2020 Census counted 2,824. Census estimates say about seven in ten homes in town were built from 1970 to 1999. Nearly nine in ten are single-family detached houses.
On a lot that age, the woods out back may have crept toward the yard. A gravel drive may need fresh stone, too. The town sewer reaches nearly three quarters of the homes and businesses in town. If your lot is on septic, know where the tank and field lines are before machine work starts.
On gentler ground along the stream terraces, the survey maps Byler silt loam. It has a dense layer 18 to 34 inches down that water moves through slowly. Low spots on that ground can stay wet after a rain. Land grading and yard leveling can shape a yard so water runs off.
